Redevelopment of the 115,000 SF Capewell Horse Nail Factory site into 72 affordable and market-rate apartments and 6,000 SF of office-retail in Hartford’s South End turned a long dormant industrial site into a vibrant asset to the downtown community. This historic & adaptive reuse conversion offers tenants a number of amenities including a fitness center, billiard room, club room, mail room, and bicycle storage, as well as a central lobby. The conversion is an example of sustainable preservation. It achieved LEED certification through the incorporation of high efficiency mechanical and electrical systems, including LED lighting and energy recovery ventilations. It also contains a conduit and is prepared to utilize solar energy. This project represents a new era for residential living in downtown Hartford and the historic Sheldon Charter Oak neighborhood.
